Don’t Price yourself out of the Market!
When you list your home, have a proper Market Evaluation done on your home to show what similar homes in the market are selling for. It is a mathematical process and, if done correctly, very accurate.
When a property first comes on the market, it gets the most attention. It is critical to have your property priced correctly when you first hit the market. Done correctly you are almost certainly assured of a healthy level of viewings and perhaps some offers to consider.
Pricing your home too high will get you less interest. Even if you drop your price back to the REALTORS® initial suggested asking price it may not have the desired effect, mainly because it's been on the market for a while, and buyers have formed their opinions.
It is your property and it's always your choice whether to accept an offer or not, so don't price yourself out of the market, generate some interest, get an offer and work with it until you are happy.
